Some of the services we perform as your TC:
  •  Introduce our role in the transaction to every party involved.

  •  Review every document to verify the correct dates, initials, broker information, and signatures.

  •  Supply an executed Purchase Agreement to every party.

  •  Open escrow, obtain a file number, request preliminaries, and instructions.

  •  Verify contact information, dates and documents are uploaded to our online service where it will remain securely accessible to all parties 24/7.

  •  Upload all reports, disclosures, and documents into our online service as it is received or executed.

  •  Track escrow time frames for receipt, delivery, and return of all documents and deposits.

  •  Maintain constant contact with every party for status updates or to alert you of anything outstanding or requiring attention.

  •  Complete and deliver a full digital paper trail (PDF) to you and/or your broker.

  • Review purchase agreement, counter offers all addendums

  • Calculate contingency and deadline dates of executed contract

  • Introduction and Critical Date Email to all parties, provide executed contract and addendums (request critical info from Cooperating Agent, if applicable)

  • Phone Call Follow Ups with Client, Co-Op Agent, Title and Mortgage`

  • Input instant notifications in Folio, EzCoordinator (Share with agent)

  • Distribute all disclosures; including State/Broker Specific Forms

  • Coordinate and Verify timely Escrow Deposits

  • Get Title Questionnaire reviewed, filled out, signed and submitted

  • Receive, review and send/receive for signatures Seller’s Disclosure

  • Obtain and Distribute HOA/COA process and application for Buyers

  • Coordinate Home Inspection with Client, Agent, Co Agent and Inspector

  • Coordinate Appraisal with Client, Agent, Co Agent and Appraiser

  • Maintain Constant contact with all parties involved for open, pending and outstanding items.

  • Request/Distribute Quotes from Insurance Agent

  • Draft Addendums to Contracts* and send for signatures

  • *(based on agents written instructions)

  • Deliver Executed Addendum to all parties

  • Review Inspection Report and Appraisal (when applicable) deliver cliff notes to agent

  • Review Estoppel

  • Receive, Review and Distribute Loan Commitment and Clear to Close

  • Receive, Review and Distribute ALTA/HUD 1, relay Agents approval to title

  • Coordinate Closing with Client, Agent, Co Agent and Title Agent

  • Schedule Walk Through Inspection

  • Request/Obtain eSign and Distribute Disbursement Authorization to Title

  • Obtain and Distribute Final Hud and Warranty Deed for Record

  • Close out MLS (and Show Assist notifications)

  • Provide/Obtain Agent Credentials for MLS credit of Sale

  • Troubleshoot throughout the transaction

Agent Responsibilities 

 

  • Provide executed contract& addendas and disclosure within 24 hrs from execution

  • Complete Broker Assist Intake/Submission form ( link found above and below)

  • Negotiate repairs, appraisal inspection issues & other changes to the contract

  • Provide terms and approve addenda drafts

  • Obtain all keys and access items prior to closing

  • Perform final walkthrough and attend closing (if applicable)

  • Approve final CD/ALTA
